Four Parx leases over 15,300 m² of building space to Amazon, including 2,527 m² of office and social space, and 56 car parking spots. Completion is planned for the third quarter of 2021.
Project developer Four Parx achieved full occupancy of its commercial and logistics property in Dahlewitz south of Berlin before it was even completed. The local Eschenweg industrial park is the largest in terms of area in the municipality of Blankenfelde-Mahlow, with the Rolls Royce engine plant as its main user, and is located within a stone’s throw of federal highway 10 and about 15 kilometers from Berlin Brandenburg Airport (BER).
Four Parx is developing a property with an effective height of 10 m from the lower edge of the truss and a total leasable area of approx. 18,200 m² on a site area of approx. 36,600 m². The hall is designed for a flexible, modern multi-user concept and is fully utilized by the tenants Amazon and Cosentino.
The main tenant is Amazon. The online retailer Amazon has leased more than 15,300 m² of warehouse and office space and will use it for last-mile package sorting. Martin Andersen, Director of Amazon Logistics in Germany, expresses his satisfaction with the cooperation: “We are thrilled to open a distribution center for Berlin that incorporates more than 20 years of logistics expertise, technological advancements, and investments in transportation infrastructure. As a result, Amazon customers benefit from faster and more flexible delivery options.”
Amazon has five truck unloading gates, plus two ground-level gates available at its rental space. What deserves particular attention in this project is the extensive charging infrastructure designed for the future, which supports Amazon’s future e-mobility strategy at this location. Approximately 70 van parking spaces will be pre-equipped with up to 50 KW charging stations, and the truck loading stations will also receive fast charging stations. In close cooperation, both parties made major investments in the property so that Amazon can use it at a highly environmental and future-oriented level.
The second long-term tenant is the Cosentino Group, a family-owned company from Spain with worldwide operations, manufacturing and distributing high-quality and innovative building material surfaces for design and architectural purposes. Cosentino is leasing a total area of over 2,900 m² in the property and will operate its branch for Berlin and Brandenburg from here.
In this project, Four Parx is placing particular emphasis on a comprehensive sustainability concept and is implementing some of its new sustainability measures for the first time. In front of the entire rear hall facade, a planting up to a height of 11 m is being created on a self-supporting steel structure standing at a distance from the hall facade. This new greening concept involves an investment of approximately €600,000 and creates a vertical greened space of approximately 1,900 m². This has a positive effect on the building climate, as the plants absorb CO2 as well as produce oxygen. In addition, they serve to bind particulate matter and protect against noise, as well as contribute to the preservation of biodiversity. The massive presence of the hall area is broken up by the greenery, which increases the aesthetic value of the property and contributes to its integration into the surroundings.
In addition to measures such as the construction of a wall lizard habitat and the creation of 2 hectares of skylark plots, Four Parx, together with the Landschaftspflegeverein Mittelbrandenburg e.V., is financing the moor revitalization and water retention of 20,000 m² of moorland to bind over 350 tons of CO² as ecological compensation for the sealing of this area. The property also meets the criteria of the Gold Certificate of the German Sustainable Building Council (DGNB).
