A state-of-the-art office complex with a gross floor area of 11,000 m² on seven floors is being built in the center of Berlin. Completion is scheduled for 2025.
The real estate group SORAVIA was able to secure another flagship project in Germany with the office and residential complex “Riverside Berlin.” The seller is a consortium of several Spanish project developers. Closing took place this past Wednesday. The parties have agreed not to disclose the purchase price. “Riverside Berlin” is located at the Schöneberger Ufer in Berlin-Mitte, in an exceptional waterfront location between Potsdamer Platz and Kurfürstendamm.

The redevelopment of the existing residential building and, at the same time, the construction of a new state-of-the-art office building are planned for the acquired property. The planned office building will have a gross floor area of 11,000 square meters across seven floors. The Gründerzeit villa, which is also located on the site, has a gross floor area of 2,200 square meters and will also be extensively revitalized. SORAVIA will have invested around 100 million euros in the new showcase site by the time it is completed in 2025.
The location is not only excellent thanks to its proximity to the water and its versatile infrastructure offering, but also due to its proximity to public transport. The Kurfürstenstraße and Potsdamer Platz subway stations are within a few minutes’ walking distance.
The Spanish architectural firm “Arquitectura Norte,” in cooperation with the local studio “Frosch:Samara Architekten,” are responsible for the architecture of the ensemble.
The finished office building is expected to set new standards in terms of architecture and planning. Numerous terraces will provide access to the outdoors and allow for working outdoors as well. The ceilings, each three meters high, reinforce the overall airy impression of the offices. While the new building features state-of-the-art architectural solutions, the existing building will retain its stylish older building character, even after renovation.
