Groundbreaking ceremony at the Segelflieger Quarter Berlin

With a ceremonial groundbreaking, the next phase begins for one of Berlin’s largest urban development projects: the new Segelflieger Quartier Berlin in Johannisthal/Adlershof. As the first project developer on the 21-hectare construction site, BAUWERT AG will start building the two residential projects Arthur (146 rental apartments) and Thekla (36 rental apartments) by the end of this year.

The inauguration ceremony was attended by the full board of BAUWERT AG, Berlin’s Governing Mayor Kai Wegner, Senator for Urban Development, Building and Housing Christian Gaebler, and Treptow-Köpenick District Mayor Oliver Igel. A subsequent panel discussion also featured project partners WISTA, degewo, and the architectural firms gmp Architects and Stefan Forster Architects.

“A model for the Berlin of tomorrow”

Governing Mayor Kai Wegner emphasized the project’s significance: “Berlin urgently needs new housing – the Segelflieger Quartier will provide around 1,800 new apartments and social infrastructure. In addition, valuable commercial spaces will be created near the Adlershof Technology Park. The Segelflieger Quartier also exemplifies excellent collaboration between the project partners – BAUWERT AG, WISTA Plan GmbH, and degewo – making it a model project. This modern and sustainable development sets a benchmark for the Berlin of tomorrow.”

Senator for Urban Development Christian Gaebler added: “In Adlershof Technology Park, we have seen over the past decades how important integrated urban development is. By 2030, the Segelflieger Quartier will provide around 1,800 apartments, a daycare center, community spaces, and an additional 153,000 sqm of commercial space. This will create a vibrant, mixed-use neighborhood in the southeast of the city – a new home for many Berlin residents.”

District Mayor Oliver Igel highlighted the opportunities: “The Segelflieger Quartier will not only provide much-needed housing but also new jobs and social infrastructure. It is a prime example of how historic sites can be transformed while creating modern, sustainable neighborhoods. This development will enhance the attractiveness and quality of life in Treptow-Köpenick.”

The First New Buildings: “Arthur” and “Thekla”

With the groundbreaking, construction officially begins for the first two buildings in the Segelflieger Quartier:

  • Arthur (designed by Stefan Forster Architects): A five-story residential building with 146 rental apartments (46–121 sqm, two to five rooms). Almost all apartments are barrier-free, each with a loggia, terrace, or balcony and a fitted kitchen. A basement garage with 37 parking spaces and 15 above-ground spaces complements the offering. 30% photovoltaic coverage, 50% green roof, and DGNB Gold pre-certification underscore the high sustainability standard.
  • Thekla (designed by gmp Architects): A three-story building with 36 rental apartments (32–90 sqm, one to four rooms). Together with the listed Fliegervilla, it forms a striking ensemble in the heart of the quarter. Each unit has a private loggia and fitted kitchen. About 50% of the apartments are barrier-free. Thekla will also be awarded DGNB Gold pre-certification.

About the Segelflieger Quartier Berlin

The Segelflieger Quartier is being developed on the site of the former Johannisthal airfield. By 2030, around 1,800 apartments will be built, about 25% of them subsidized rental units. Additional features include a daycare center, a community center, extensive green spaces, and approximately 153,000 sqm of commercial space as an extension of the Adlershof Technology Park. The quarter follows the “5-minute city” concept: living, working, local services, leisure, and education are all within easy reach. Renowned architectural firms ensure a diverse, high-quality design.
