HanseMerkur Grundvermögen acquires development project in Berlin

HanseMerkur Grundvermögen AG (HMG) is planning to construct a modern and sustainable office building in the centre of Berlin. The investment and asset manager has acquired a 5,000 square metre plot at Markgrafenstraße 11-14, which is located near the historic former border crossing "Checkpoint Charlie" on Friedrichstraße. Planning permission has already been granted and completion is scheduled for 2027.

The plans envisage an energy-efficient building with around 16,000 square metres of rental space. The aim is to achieve DGNB Gold sustainability certification. The centrally located property is very easy to reach by underground, bus and car. There are numerous restaurants, cafés and shops in the immediate vicinity.

"Due to the current slump in new construction activity with less competition overall, we see further potential for our new office project. Modern space in a central location is still needed and demand remains high. With our new building in the centre of Berlin, we are investing in this development," says Malte Andes, Deputy Chairman of the Management Board of HanseMerkur Grundvermögen AG.

HanseMerkur Grundvermögen has chosen Quantum Projektentwicklung GmbH to realise the new building. As an experienced project developer, Quantum will also be responsible for letting the property.

"An inner-city development project in Berlin always has its own special appeal," says Daniel J. Gedack, Managing Director of Quantum Projektentwicklung GmbH. "The property in Markgrafenstrasse will have very good visibility and the modern and flexible office space will meet the highest standards. We are delighted to be able to build a modern new office building in the centre of Berlin together with HMG."
