In Borsigstraße in Berlin's Mitte district, Heimstaden is planning a redensification of the inner courtyard of an existing building, which will result in 19 new rental flats. The Scandinavian housing company recently received building permission for this project. Heimstaden is placing a special focus on sustainability in the new building.
"We are delighted to have received building permission and look forward to create urgently needed rental flats in such an urban location, using existing infrastructure. For us, this is the most sustainable way of building," says Caroline Oelmann, Managing Director of Heimstaden Germany.
An 'L'-shaped new building will be intelligently integrated into the existing residential structure. For Heimstaden, it is important to preserve as many existing trees and green spaces as possible, to plant new trees and to strengthen and further develop the green character of the inner courtyard. To achieve this, the company works with renowned horticultural engineers, tree experts and green space planners.
The tenants of the existing building and the neighbours will be informed in detail before the start of construction. Newly created spaces, e.g. children's play areas, will be made accessible to all residents throughout the courtyard.
A photovoltaic system will be installed on the roof of the new building to generate renewable energy. The flat roof will also be greened and serve as a retention area for rainwater. The heat will be provided by a brine-to-water heat pump with a thermal solar system to support the hot water preparation.
"When we acquired the former Akelius portfolio in Berlin and Hamburg, we made a promise to evaluate re-densification measures in the existing stock and to create tenant-friendly new housing. Borsigstraße is part of Heimstaden's goal to not only buy existing flats, but also to build 'friendly homes'," says David O'Brien, Investment Director at Heimstaden Germany. "It is important not only to consider the new construction on greenfield sites, but also to make a contribution with many small projects such as extensions or loft conversions," says O'Brien.
Detailed planning is currently underway for Borsigstraße, with construction scheduled to start in 2024.
