The Berlin-based project developer Townscape has been granted planning permission for its project at Prinzessinnenstraße 29 in Berlin-Kreuzberg. The plan is to develop a building on the approximately 1,099 m² site, comprising 114 serviced apartments as well as retail and co-working spaces on the ground floor. The planned gross floor area is approximately 3,706 m². The Numa Group SE was secured as a tenant even before construction began. Construction has already started, with completion scheduled for the third quarter of 2027.
With the granting of the planning permission, Townscape has reached a significant milestone in the project’s development. The project is designed to deliver a contemporary serviced apartment concept, combining accommodation with complementary retail and co-working facilities on the ground floor. This will create a mix of uses at the site that responds to the demands of urban, flexible ways of living and working. This latest development for Numa Group SE underlines the continuity of this partnership.
Nilgün Dusny, Project Manager at Townscape, says: “At a time when market conditions remain challenging, successfully launching a new construction project is anything but a given. We are therefore all the more delighted to have been granted planning permission and to have reached this important milestone. With the planning permission in place and the demolition already completed, the foundations have been laid for the project’s realisation. What stood here yesterday is now making way for something new – with responsibility, confidence and a clear vision for the future. We are particularly pleased to have once again secured Numa as a strong and innovative partner and tenant for one of our projects.”
Marius Oesterschlink, General Manager for Northern Germany at Numa Group SE, says: “Kreuzberg is one of Berlin’s liveliest and most creative neighbourhoods, and therefore exactly the kind of environment where Numa feels at home. With 114 units right on Moritzplatz, we are expanding our presence in a neighbourhood that uniquely combines urban living, culture and flexible working. We are delighted to once again have Townscape as a reliable development partner at our side, and are convinced that this project will enrich the district – particularly for guests who don’t just want to visit Berlin, but really want to experience it.”
The project site is located in the Friedrichshain-Kreuzberg district, in the immediate vicinity of the Moritzplatz underground station, and thus in an area that has developed into an established creative hub in recent years. Around Moritzplatz, the neighbourhood is characterised by, amongst other things, the Aufbau Haus with its art, cultural and social facilities, the Prinzessinnengärten, and numerous clubs, bars and creative workspaces. With the Betahaus, the neighbourhood also boasts a well-known co-working space for Berlin’s creative industries. The location is well connected by both public transport and private vehicles; there are nine bicycle parking spaces and two accessible car parks available.
The Moritzplatz and Kottbusser Tor underground stations are within walking distance, whilst Prinzenstraße and Oranienstraße provide good access for motorists. In addition, local recreational areas such as the Landwehr Canal and the Engelsbecken are just a short distance away.
