New impulses for Die Macherei Berlin-Kreuzberg

Stripe, the leading online payment service provider, has signed a lease for approximately 3,000 square meters of office space in the innovative wooden hybrid building M40, situated in the MachereiBerlin-Kreuzberg quarter. The new office space is set to be handed over to Stripe in early 2026. With its significantly larger premises, Stripe aims to enhance its support for German users while creating a modern and collaborative working environment for more than 100 employees. 

Founded in 2010 and headquartered in San Francisco and Dublin, Stripe is a leading U.S. technology company that offers programmable financial services, empowering businesses of all sizes to accept online payments and efficiently manage their operations. Stripe has a roster of major clients, including companies such as Nvidia, OpenAI, Allianz, and SAP. JLL advised the company throughout the leasing process.

In addition, two renowned Berlin restaurateurs have leased spaces in MachereiBerlin-Kreuzberg. Following its successful opening, diners can now savor mouth-watering Vietnamese specialties in the restaurant EDEN in M60. EDEN joins the ice cream parlor Agiori, which opened in M40 in May 2025.

Sustainable urban quarter in the heart of Berlin

With a rentable area of approximately 26,000 square meters, M40 is the largest timber hybrid building in Germany and will serve as the future workspace for the Stripe team. Thanks to climate-friendly construction methods, this innovative structure emits 45 percent less CO2 than a comparable conventional building. The building’s laminated timber is certified and sourced exclusively from regenerative forests in Europe. M40 also features an underground Smart Parking garage and a Cycle-In bicycle facility, offering 485 bicycle parking spaces, complete with showers and changing rooms for users.

Complementing M40, Art-Invest Real Estate has also completed M60, set on a 20,000 square meter site on the Hallesches Ufer embankment in northern Kreuzberg. M60 is targeting climate-neutral operation thanks to the integration of multiple photovoltaic systems throughout the quarter. The heart of the development is M50, an environmentally-friendly revitalization of the quarter’s 30,500-square-meter historic post office. Sauerbruch Hutton, Eike Becker Architekten, and KEC Architekten are the architectural visionaries behind the project. On the same site, degewo, the largest state-owned housing company in Berlin, has also developed 337 rental apartments with a combined living space of approx. 21,000 square meters. 

Macherei Berlin-Kreuzberg serves as a dynamic mixed-use quarter that seamlessly closes the gap between Berlin’s central Kreuzberg and Mitte districts and enhances quality of life in the area by providing a vibrant urban space with open areas, diverse dining options, and essential local amenities. The integration of smart technologies and the promotion of sustainable mobility solutions further enrich the overall concept.
