Only a few steps away from the Estrel Congress Center and opposite the new campus of the SRH University, new spaces for art and culture, co-working, education, gastronomy and accommodation will be created on around 30,000 sqm GFA. With DOXS NKLN, Trockland is developing a neighborhood in Berlin-Neukölln with the aim of creating a lively neighborhood in the style of a "port of cultures". A first lease for the area has already been signed: The hostel operator Nena Hospitality GmbH will
open another location in Berlin in the DOXS NKLN on around 4,000 sqm. In addition, the project based on designs by the renowned architecture firm Graft has already been awarded the AR Future Projects Award 2023 by the international architecture magazine Architectural Review in the category "Commercial mixed use".
The special feature of the site, which is located directly on the shipping canal in Ziegrastraße, includes two historic gantry cranes from the era when Berlin's waterways were important transport routes for various branches of industry. Both cranes are part of the planned urban ensemble of three new buildings with landscaped exteriors and a publicly accessible waterfront promenade that contributes to the atmosphere of a "port of cultures." The design by Graft Architekten picks up on the special character of the site. The first floor and second floor of the buildings form a plinth area that opens up on all sides with a transparent façade design, linking inside and outside. This area is particularly suitable for creative industries, educational opportunities, gastronomy, culture and production-related businesses. The lively outdoor space also includes areas for a daycare center. The floors above are designed for offices with flexible work units. Another special feature is the spacious community space, which is planned in the style of an amphitheater and can be used by the tenants and the neighborhood in a variety of ways.
The Nena Hostel will complement the mixed-use concept. Together with the new projects in the immediate neighborhood, such as "The Shed" and the "Estrel Tower Berlin," an economic upswing in this part of Berlin-Neukölln is on the horizon - the result of a well-coordinated and constructive collaboration between district politics, the private-sector Unternehmensnetzwerk Neukölln e.V. and the responsible project developers.
"We are convinced of this special location and the further positive and international development of the district of Neukölln and are pleased to be able to make a contribution," explains Florian Wichelmann, CEO Nena Hospitality GmbH.
"All project participants are committed to maximum sustainability in all aspects of the neighborhood development," emphasizes Barbara Sellwig, senior project manager at Trockland. The plan is to construct the new buildings with mass-produced modules that save energy, resources and time. Due to its location on the canal, the project is predestined for transport routes on the water.
Therefore, the transport of the excavation for the building pit and the delivery of the prefabricated components will be coordinated by barge. The design calls for the reuse of existing paving stones on site, which will be used in the exterior landscaping once construction is complete. The roofs will be extensively landscaped and include photovoltaic panels. The integration of the historic crane facilities is also a decision made with the sustainability of the project in mind, for which LEED Platinum certification is being sought.
Construction is scheduled to start in Q1/2024; completion in Q2/2026.
