NORSK develops office buildings in the center of Berlin

The real estate investor and project developer NORSK Deutschland AG, which is active all over Germany, has purchased a site spanning around 5,000 square meters in Markgrafenstraße 11 – 14, not far from the historical crossing point of Checkpoint Charlie, with the aim of constructing an office and residential building. According to blueprints produced by the architectural firm Fischer Architekten from Mannheim, the Frankfurt-based company will develop an energy-efficient building with around 16,000 square meters of rental space, divided up into 15,000 square meters of office space and 1,000 square meters of living space, with a project budget of over 200 million euros. The planning application has been submitted and the building permit for the project is expected soon. Construction work is expected to begin in the first quarter of 2023 with completion set for the first half of 2025.

At the same time, the planned building complex will add another architectural landmark to the capital's skyline. The office spaces designed for the seven-storey building will be flexible in size. This can create up to three interconnected office space units, each covering 5,000 square meters, with no additional fire protection requirements, meaning that the interior layout can be ideally adapted to the needs of future tenants. In addition to showers and changing rooms for cyclists, users will have access to high-quality recreational areas in roof-top gardens and green spaces on the site.”

The site in Markgrafenstraße stands out due to its central position in the heart of Berlin. Surrounded by famous sights such as Checkpoint Charlie, the Jewish Museum and Berlinische Galerie, the area is at the gateway between east and west, Mitte and Kreuzberg. The nearby subway station Kochstraße and numerous bus stops provide the future office and residential complex with excellent transport links. You can get to Berlin Hauptbahnhof in just 10 minutes by car, and Berlin Brandenburg Airport is only a 30-minute drive away.
