OFB, Instone, and Quantum celebrate laying of cornerstone for Friedenauer Höhe apartments

The cornerstone for 537 apartments in Friedenauer Höhe has been laid. A joint venture of OFB Projektentwicklung GmbH (OFB) and Instone Real Estate (Instone) is realizing around 1,060 apartments in two realization phases on Hauptstrasse south of the “Innsbrucker Platz” S-Bahn station in the Friedenau District of Berlin. Joined by the Deputy District Mayor Jörn Oltmann and the owner’s representative Quantum Immobilien KVG, the developers celebrated the laying of the cornerstone and thus the start of the building construction work in the first realization phase. Quantum Immobilien KVG had purchased the 537 apartments for a small club of professional pension funds in a forward deal. The rental apartments are scheduled for completion in 2024. The general contractor Kondor Wessels Wohnen Berlin GmbH has been commissioned with the construction.

The first realization phase comprises five residential buildings with seven floors and a living area of around 23,700 m². There will be 135 parking spaces in two underground garages. With the apartment mix of one- to three-bedroom apartments, the project partners are serving an apartment segment that is in high demand in the federal capital. All apartments have a balcony, roof terrace, or private front garden with southern exposure.

The neighborhood concept for Friedenauer Höhe relies on a mixture of different use types. About 575 additional apartments will be built in the next realization phases. An office building with additional retail space and smaller commercial units will also be built on the site. In the center of the neighborhood, a large public park with playground areas is being created on an area of around 10,000 m². A public bike path creates an east-west connection through the nearly car-free neighborhood. The project is part of the Friedenauer Höhe development plan, which also includes 238 subsidized apartments and a daycare center run by HOWOGE Wohnungsbaugesellschaft mbH. The apartments are already completed and the day care center is also already in operation.
