As one of the first real estate projects in Berlin, the OFFICE LAB CAMPUS (OLC) has completed an ESG verification for the EU Taxonomy. The proof of its contribution to climate protection was provided by the Deutsche Gesellschaft für Nachhaltiges Bauen (DGNB). The OLC impressed with its exceptionally low primary energy consumption and effective energy management, receiving the highest possible scores in both areas.
The OLC was developed and constructed by a joint venture consisting of immobilien-experten-ag. (immexa) as the project developer and Adolf Lupp GmbH + Co KG as the general contractor. The campus includes two buildings with a total office space of 26,000 square meters (GIF), completed last year. Tenants already include bbw Hochschule, Porsche Digital, HagerEnergy, and the Federal Agency for Real Estate Tasks.
The OLC has been awarded the LEED Gold sustainability certificate and is connected to the BTB district heating network, which already has a 57% share of renewable energy. Additionally, the new building is among the lowest-emission office properties in the European market according to the CO2 benchmarking by TME Associates. The remaining available spaces can be divided into rental units starting at 250 square meters. Thanks to the large column-free areas, a wide variety of room configurations and uses can be realized, ranging from classic office spaces to modern flexible offices, as well as areas for R&D, Industry 4.0, prototyping, and showroom concepts.
Mareike Lechner, CEO of immobilien-experten-ag., sees the OLC as an example of comprehensive sustainability: “Since 2012, immobilien-experten-ag. has been developing office and laboratory buildings in Germany’s largest technology park, Berlin-Adlershof, to achieve the LEED Gold sustainability certification. We also always strive to offer excellent value for money, which is in the best interest of our tenants. The current net cold rents per square meter in the OLC range from 21.70 to 22.10 euros, depending on the location. In comparison, the average office rent in Berlin was 29.10 euros per square meter in Q3 2024 according to Colliers. Rents in the OLC are therefore more than 25% lower than the Berlin average.”

The EU Taxonomy Regulation came into force in 2020 and is part of the European Commission's 2018 Action Plan for Sustainable Finance. This classification system defines which economic activities are considered environmentally sustainable at the European level. The building sector is particularly relevant, as it accounts for about a third of CO2 emissions.
The Adlershof Technology Park is one of Europe's top science and business locations. It is home to around 1,330 companies, a wide range of renowned non-university research institutions, and the natural sciences campus of Humboldt University. Over 34,000 people currently work and study in Germany's largest technology park.
