The Berlin state-owned companies Berlinovo Immobilien Gesellschaft mbH and Berliner Bäder-Betriebe BBB are jointly developing a new construction project in a central location at Holzmarkt in Berlin Friedrichshain as a cooperation between two state-owned companies. On the approximately 6,300 m² plot with a dilapidated and closed swimming pool since 2018, a new space will be created based on designs by the architectural firm Eller + Eller, which will balance the areas of living, leisure, and work. The project demonstrates how the Berlin Senate and state-owned companies can secure public services despite limited public financial resources and limited construction land in the city center.
The core of the new development project is the revitalization of the Holzmarktstraße swimming pool with an expanded offering for Berliners. With additional diverse uses, the "Holzmarkt 51" project complements the vibrant neighborhood character. Around 375 apartments for students, about 4,600 m² of office space with flexible floor plans, and approximately 1,500 m² of retail space on the ground floor will be created. Publicly accessible green spaces on the roof and attractively designed courtyards complete the usage concept. This diversity creates an urban space that meets various needs beyond the neighborhood and appeals to a wide range of target groups, from students to professionals and families.
Iris Spranger, Berlin's Senator for the Interior and Sports, emphasizes: "Holzmarkt 51 is exemplary in two respects. It fills an existing supply gap in the Friedrichshain district and, furthermore, shows how two state-owned companies can successfully cooperate for public services."

By combining modern housing forms with public leisure offerings, a sustainable urban ensemble is created that enhances the quality of life in central Berlin," explains Alf Aleithe, Managing Director of Berlinovo Immobilien Gesellschaft mbH.
"For the Berliner Bäder-Betriebe and their guests in the Friedrichshain district, this is very good news. In the future, we will be able to offer them a state-of-the-art, versatile swimming pool with high functionality. Compared to the old swimming pool, the water surface will be doubled. Separate pools will allow simultaneous use of the hall by, for example, schools, clubs, and private individuals, so we can also offer significantly more swimming times to the public," says Dr. Johannes Kleinsorg, Chairman of the Board of Berliner Bäder-Betriebe.
The building permit for the project has already been granted. The next step is the timely tendering of the construction management services and the general contractor. The commissions for project management are expected in the second quarter, and for construction services in the third quarter of 2025. The start of construction is planned for early 2026.
