PORR builds mixed-use quarter “Forty4” in Berlin

On behalf of L&L Immobilien GmbH, PORR Building Construction's Berlin headquarters is constructing an extraordinary urban quarter in the Friedrichshain district. The ‘Forty4’ project comprises four buildings with a total gross floor area of 40,000 sqm. The first construction phase will see the completion of two buildings with a gross floor area of almost 20,000 sqm, individually designed façades and DGNB Gold certification. PORR Special Civil Engineering will kick off the project with the construction of a 4,000 sqm construction pit. Building construction is scheduled to start in October 2025.

Forward-looking architecture on the Mediaspree

Building with attention to detail, to people, to the historic neighbourhood and to the diversity of Berlin's trendy Friedrichshain district: the corporate philosophy of project developer L&L Immobilien GmbH is reflected in the design by Berlin-based architects Tchoban Voss Architekten.

Different façades suggest individual townhouses and lend the impressive square lightness and rhythm. The two buildings in the first construction phase will house a TheCloudOne lifestyle design hotel with 344 rooms, as well as an apartment building with 93 flats. Two green inner courtyards and spacious terraces with views of Alexanderplatz offer space for socialising and relaxation.

Sustainably planned and efficiently built

Forty4 also sets standards in terms of sustainability. A folded sheet metal façade with a 3D effect is used for the hotel façade. This stands out visually from the milled structural façade of the apartment building. A photovoltaic system produces renewable electricity and a rainwater evaporation system contributes to an improved urban climate. Concrete with 30% reduced CO2 emissions is being used. The new contract is therefore fully in line with PORR's sustainability strategy, which is characterised by a comprehensive ESG strategy. PORR is committed to decarbonisation, recycling and sustainable building materials in order to significantly reduce its emissions by 2030.

Efficiency through BIM and a partnering model

‘Thanks to consistent planning with the 3D model, we were able to optimise processes right from the start and identify potential sources of error at an early stage. We already contributed specific suggestions for improvement and potential savings during the partnering phase,’ says Andreas Kimling, Regional Manager Building Construction East. ‘For us, construction means more than just building – it's about using our expertise and passion to make projects better.
