The Berlin project development company INCEPT successfully concluded a contract for the complete leasing of the commercial property at Dieffenbachstraße 33 with the London-based coworking provider Techspace. In the heart of Berlin, in Kreuzberg, pioneers of the tech industry will come together in the future on a total leasable area of 4,500 sqm in the historic building. The successful brokerage of the lease was carried out by the broker Jones Lang LaSalle (JLL).
The U-shaped main building was constructed at the end of the 19th century and is one of the last remaining commercial courtyards in the popular Graefekiez district. The planning for the fundamental refurbishment of the building is based on a design by Berlin architect Julian Breinersdorfer, who succeeds brilliantly in continuing to keep the time slice visible through Berlin's history, while at the same time transforming the building into a modern, urban office landscape. Historic brickwork with typical yellow and red clinker facades will blend with light, modern glass additions to create significant architecture and an inspiring work atmosphere.
The total of seven floors of the main building, supplemented by a coach house, allow all forms of modern working. The inner courtyards will be redesigned with plenty of greenery and offer the future members of Techspace a refuge in the middle of Berlin. A special highlight will be the roof terrace of the main building, which will offer an impressive panoramic view over the pulsating metropolis.
For many, Kreuzberg embodies the epitome of what makes the capital so attractive - both for working and living. Here, the cultural scene meets tech startups, cozy cafés and individual bars line up, boutiques invite you to stroll, you can shop at weekly markets and relax on numerous green spaces. Right in the middle of it all, in the beautiful Graefekiez, is Dieffenbachstraße 33, an attractive urban neighborhood that combines living and working. Techspace members can walk to work with a few steps, take the bike or conveniently take public transportation.
For Techspace, Dieffenbachstrasse 33 is the third location with shared offices for high-growth and technology-oriented companies in Berlin. Preparations for construction are already in full swing. The building is scheduled to open in early 2025.
