ROCKSTONE Real Estate (ROCKSTONE) and GbR Kotek Semel celebrate the topping-out ceremony for the Schöneberger Eck new-build project in Berlin-Schöneberg. More than 200 guests from the worlds of business, politics and administration attended the ceremony in glorious sunshine. District mayor Jörn Oltmann (Bündnis 90/Die Grünen) and district councillor Eva Majewski (CDU) contributed words of welcome. Both emphasised the great importance of the new building project for the neighbourhood. Ingmar Linde from general contractor WOLFF & MÜLLER and the developers Nathan Kotek, Rouven Semel, Dietrich E. Rogge and Florian Sakowski also spoke.
Eva Majewski, district councillor for Tempelhof Schöneberg: "Not long ago, this was still an undeveloped area. Now we have been able to create a mix of residential, office and retail space. The perimeter block development will also be closed. We are very pleased about this."
Jörn Oltmann, Mayor of Tempelhof-Schöneberg: ‘This is an urban development upgrade. Many thanks to the builders and everyone involved."
Florian Sakowski, Managing Director and Partner at ROCKSTONE: ‘On a former petrol station site, a modern mixed residential, retail and office quarter is being created that Schöneberg can be proud of. We would like to thank WOLFF & MÜLLER and the construction teams for their hard work and commitment. Without this, none of this would be possible."
Dietrich E. Rogge, founder and CEO of ROCKSTONE: ‘Berlin lacks office space that fulfils current sustainability requirements. With Schöneberger Eck, we are creating an ESG-capable space that is urgently needed at this location and enables tenants and their employees to travel short distances without long commutes."
Around a year after the foundation stone was laid, the topping-out ceremony marks the end of the building construction work. The entire ensemble should be completed by mid-2025. The project is located at Martin-Luther-Straße 48 between the Bavarian Quarter and Barbarossaplatz, not far from Tauentzienstraße, Wittenbergplatz and KaDeWe. A twelve-storey office building with around 6,700 square metres of rental space is being built there. The floors can be flexibly divided into two rental units and thus optimally adapted to the needs of future tenants. Two further residential buildings are also being built, which will house 22 new rental flats with a total of 1,600 square metres of living space. These will complement the 42 flats already existing on the site. The existing retail space will be expanded by around 600 square metres to 1,000 square metres.
Schöneberger Eck follows a comprehensive sustainability concept: it complies with the KfW55 standard and is certified according to LEED Platinum, the most important international sustainability label for property. The use of CO2-reduced concrete alone made it possible to reduce the carbon footprint of Schöneberger Eck by 40 per cent.
A special feature of the building will be the vertical façade greening and the green roof. In addition, the property features a modern mobility concept that includes e-charging stations and parking spaces for cargo bikes. The WiredScore Gold certification is proof of an excellent digital infrastructure.
