Real estate developer ROCKSTONE Real Estate (ROCKSTONE) laid the foundation stone for "Schöneberger Eck" in a mature neighborhood location in Tempelhof-Schöneberg. The striking office tower will offer 6,000 square meters of modern office space and 600 square meters of commercial space on 12 floors. The space can be individually adapted to tenants' needs and, in particular, allows for new-work office forms with generous meeting and communication areas.
The project is based on a comprehensive sustainability concept: It is planned in accordance with the KfW55 standard and is now aiming for LEED Platinum certification. LEED is considered the world's most successful recognized classification system for ecological construction and sustainable buildings. In addition, the building has been certified WiredScore Gold. The use of CO2-reduced concrete alone makes it possible to reduce Schöneberger Eck's carbon footprint by 40 percent.
A special feature of the building will be the vertical greening of the facade and the green roof. In addition, the property features a modern mobility concept that includes e-charging columns and parking spaces for cargo bikes. These aspects are essential elements of the property-specific ESG strategy.
The first floor and the second floor have already been leased on a long-term basis to the drugstore chain Budni and, as a social business, to Caritas e.V.. Leasing will now begin successively for the other spaces. "We expect a strong increase in demand for ESG-compliant buildings with high-quality new-work office space. There is too little of that overall and especially in the
Schöneberg neighborhood. That's why we also have the confidence to build such an office tower there without pre-letting," says Dietrich E. Rogge, founder and CEO of ROCKSTONE.
Around 120 guests from business and politics were present at the ceremony marking the laying of the foundation stone. Speakers included Eva Majewski, District Councillor of Tempelhof-Schöneberg, Joseph Semel, of GbR Kotek/Semel, Florian Sakowski, Managing Director and Partner at ROCKSTONE Real, Estate, Bernd Tibes of DGI Bauwerk Gesellschaft von Architekten, Ingmar Linde of general contractor WOLFF & Müller and Klaus Wowereit, former Governing Mayor of Berlin. Also present was the mayor of Tempelhof-Schöneberg, Jörn Oltmann. The event was moderated by Verena Wriedt.

The construction site is located at Martin-Luther-Strasse 48 between Bayerisches Viertel and Barbarossaplatz. The twelve-story office building with its approximately 6,600 square meters of rental space will be built there by the 1st quarter of 2025. The levels can each be flexibly separated into two rental units so that they can be optimally adapted to the needs of future tenants. In addition, the project partner, GbR Kotek/Semel, is constructing two further residential and commercial buildings, which together will provide space for 22 new rental apartments with a total of 1,600 square meters of living space. These will complement the 42 apartments already existing on the site. The existing retail space will be expanded by around 600 square meters to 1,000 square meters.
The Bayerische Viertel in Berlin Schöneberg is a preferred Berlin residential area with a majority of Wilhelminian-style buildings. It offers a livable mix of old-established and modern. In terms of transportation, it is extremely well connected: The A100 motorway is reached in just 5 minutes. The main train station is only 15 minutes away.
Planning for the project had begun in 2018. The building permit was issued in the summer of 2022. The shell is to be in place by the first quarter of 2024. Completion, including interior work, is scheduled for the first quarter of 2025. The construction company WOLFF & MÜLLER is responsible for the execution of the construction work as general contractor. The design was penned by DGI Bauwerk Gesellschaft von Architekten mbH.
