SORAVIA Deutschland GmbH, the subsidiary of the Austrian real estate group SORAVIA, is starting construction of "BE.YOND OFFICE BERLIN", in an outstanding Berlin location. The sustainable office building with around 8,600 square meters of usable space on eight floors and an impressive panoramic view of the city is being built at Schöneberger Ufer 67, 10785 Berlin, and is expected to be completed by the end of 2024.
Flexible office space with panoramic view over Berlin
"BE.YOND OFFICE BERLIN" is located opposite the Neue Nationalgalerie directly on the Landwehrkanal, centrally between Potsdamer Platz and the embassy district. The office building has numerous balconies and two large terraces on eight floors. The balconies and terraces provide a beautiful panoramic view of the prominent surroundings with the Berlin Cultural Forum, with museums and the Philharmonic Hall as well as Potsdamer Platz. The first floor will have a prestigious entrance area, and co-working and event areas are also planned. The office spaces will be designed to be flexibly divisible, so that fixed and mobile workplaces will be available depending on the tenants' requirements. A pleasant working atmosphere is ensured by bright and spacious open areas. "In its flexibility, our new office building is a response to the current requirements of tenants. It is equally suitable as a complete company headquarters or for renting out individual spaces," explains Adrian Menczyk, CTO of Soravia Deutschland GmbH.
Sustainable construction and climate-neutral operation
In the construction of the BE.YOND OFFICE BERLIN, special emphasis is placed on the conservation of resources. The building will be awarded a DGNB Gold certificate. In its subsequent use, the office complex will be operated free of fossil fuels. "The entire building is being consistently planned and constructed in a sustainable manner. With a sophisticated energy management system including heating and cooling ceilings, an air source heat pump and a photovoltaic system, "BE.YOND OFFICE BERLIN" is breaking new ground in terms of resource conservation. In this way, we are consistently pursuing our ESG strategy," Menczyk continues.
The building will also be designed with contemporary mobility in mind. In addition to 28 underground parking spaces with corresponding e-charging stations, there will also be plenty of bicycle parking spaces and showers. Fast public transport connections are guaranteed, with Berlin's main train station only 15 minutes away by public transport, and Potsdamer
Platz station, for example, is only a 10-minute walk away.
ANGERMANN Berlin, a Berlin-based consultant for office rental space since 1991, has been commissioned with the leasing.
