STADT UND LAND celebrates completion of the residential quarter

With a ceremonial event on the Buckower Felder, STADT UND LAND Wohnbauten-Gesellschaft mbH together with the Governing Mayor of Berlin, Kai Wegner, the State Secretary for Housing and Tenant Protection in the Senate Department for Urban Development, Building and Housing, Stephan Machulik, the District Mayor of Berlin-Neukölln, Martin Hikel, as well as numerous project participants, honoured the structural completion of one of Berlin’s largest new residential developments.

In the southern outskirts of Berlin, in the district of Buckow, a new, modern urban quarter has been created after around four and a half years of construction. On the Buckower Felder, just over 700 new apartments by STADT UND LAND, as well as 23 commercial units and two multi-storey parking garages, have been completed. In total, the quarter comprises around 900 apartments. Since 2024, the apartments have been successively completed and occupied.

Statements on the completion of the quarter

Kai Wegner, Governing Mayor of Berlin:
“The Buckower Felder have created a new, modern urban quarter for many Berliners. Despite challenging times, we have created affordable, social, and climate-friendly housing. The Senate and the municipal housing companies are working together to ensure that many more attractive residential quarters will be developed in Berlin in the coming years.”

Stephan Machulik, State Secretary for Housing and Tenant Protection:
“Residential construction is more than just creating square metres – it is about a home where Berliners feel at home. With this goal, STADT UND LAND, as a consistently reliable partner, has developed a quarter in the Buckower Felder for different population groups that combines affordable housing with quality of life.”

Martin Hikel, District Mayor of Berlin-Neukölln:
“For Neukölln, the Buckower Felder are a real enrichment. The new quarter is pioneering in many respects – in terms of urban planning, climate protection, sustainability, and social mix. And we also need new, good housing in our district.”

Ingo Malter, Managing Director of STADT UND LAND:
“We conceived the Buckower Felder as an integrated quarter from the very beginning – from energy supply to rainwater management to mobility. The fact that wastewater heat, a fourth-generation district heating network, and photovoltaics now work together here is the result of years of planning and consistent implementation. This is how we achieve climate targets not on paper, but in operation.”

Natascha Klimek, Managing Director of STADT UND LAND:
“The Buckower Felder represent our ambition as a municipal company: we create affordable housing that is socially mixed, climate-conscious, and future-oriented. This quarter shows that sustainable urban development does not have to be an exception, but can succeed on a large scale.”

Around 100 invited guests – including project participants from planning, construction, and administration – attended the event and jointly marked the successful completion of the construction works. During a guided tour of the quarter, guests were able to gain an impression of the special features of the new urban district, including the neighbourhood parking garages, the landscape park, generous green and open spaces, as well as the new bus turning loop to improve connections to public transport.

Information about the Buckower Felder quarter

In the southern outskirts of Berlin, in the district of Buckow, a new, modern urban quarter with around 900 affordable apartments has been created. The housing mix ranges from 1- to 5-room apartments. All buildings offer barrier-reduced or barrier-free units. 30 percent of the apartments built by STADT UND LAND are rented to holders of a housing eligibility certificate, and a further 20 percent of the floor area is allocated to special forms of housing, including offers for senior citizens and apartments for refugees.

The quarter is complemented by subsidised housing developed by non-profit organisations under hereditary building rights. Over 20 percent of the land was allocated to non-profit actors, who predominantly implement their construction projects in timber construction.

The social infrastructure includes, among other things, a daycare centre, a youth recreation facility, a medical centre, and local retail and service offerings. Generous green and play areas, a landscape park, and a continuous open-space corridor promote community interaction. A systematically developed neighbourhood management programme supports the development of the quarter.

Heating is provided by an innovative fourth-generation district heating network developed together with the Berlin municipal utilities. Key components include the use of waste heat from a pressurised wastewater pipeline at Buckower Damm, efficient heat recovery, and the use of large-scale photovoltaic systems on around 40 percent of the roof areas. As a pilot project for the “sponge city Berlin” concept, the quarter also relies on comprehensive rainwater management with green roofs, retention areas, and landscaped open spaces.

Part of the new buildings was realised using STADT UND LAND’s type house construction method. On the Buckower Felder, the TYPENHAUSeco is being used for the first time – a pilot project based on the proven TYPENHAUSplus concept, further developed specifically for climate and resource protection.

The prototype with 15 apartments is being built as a timber-hybrid construction. In parallel, a twin building is being constructed using conventional solid construction methods in order to directly compare both approaches and gain insights for future projects.

The mobility concept of the Buckower Felder focuses on a car-reduced neighbourhood with parking garages at the edge of the residential area, traffic-calmed streets, and a continuous pedestrian and cycling network. This is complemented by mobility stations with sharing services and charging infrastructure for e-mobility, as well as a new bus turning loop to strengthen public transport.

For their holistic approach, the Buckower Felder have received several awards, including “Climate Protection Partner of the Year” in 2021 and the “Regenial!” award in 2024 for exemplary rainwater management.
