STADT UND LAND celebrates groundbreaking for 900 residential units at Buckow Fields

After years of intense planning, the time has finally come: A new, environmentally friendly and climate-neutral urban district with 900 residential units and generous open spaces and city squares is being built on Buckow Fields. STADT UND LAND celebrated the groundbreaking for the socially mixed district on Friday together with Michael Müller, Governing Mayor of Berlin, Sebastian Scheel, Senator for Urban Development and Housing, and District Mayor Martin Hikel. 

The Buckow Fields have already become a showcase project: For example, half of the apartments on the STADT UND LAND construction sites are rented with a social commitment, including 30 percent as subsidized housing and 20 percent as special forms of housing for senior citizens or refugees, for example. 20 percent of the total residential space will be built by lasting public benefit third parties using energy-efficient wood construction methods. Here, too, the share of subsidized housing is 30 percent. Intensive greening of the neighborhood as well as the roof surfaces contributes to ecological diversity, sustainably improves the microclimate, and leads to a cooling effect in the residential area.

Climate-neutral urban district
The construction project in the south of Neukölln is one of the most climate-friendly in Berlin and upon its completion will already meet the German government’s requirement to be climate-neutral by 2045. For its ecological, climate-conscious, and forward-looking planning, STADT UND LAND has already been awarded the title “Climate Protection Partner of the Year 2021.” A core element is the recovery of wastewater heat, which comes from the wastewater pressure line at the Buckow Damm and is fed into the district’s heating network. In addition, the electricity for this is generated in the area in an environmentally friendly way via photovoltaic systems, which are installed on the residential buildings and take up around 40 percent of the roof areas. The goal is a CO2-neutral heat supply and the conservation and efficient use of natural resources.

District of short distances
The design for the new urban district comes from the architectural firm Reicher Haase Assoziierte from Aachen. 1- to 4-room apartments are planned, along with barrier-free living options in all buildings. In order to create a lively neighborhood atmosphere, the architects envisage generous anchor squares with shopping facilities, medical practices, as well as daycare and youth facilities. 

The mobility concept aims to avoid through traffic, as well as reduce CO2 emissions in the area. The car parking spaces are thus concentrated in two neighborhood garages to create the largest possible car-free area. Attached to the larger garage is a mobility station that provides environmentally friendly offers for residents, including electric mobility. A close-knit network of footpaths and cycle paths creates a district of short distances. The first construction phase is scheduled to be ready for occupancy in 2024.
