Sustainability and New Work: UNIQUE Campus at BER Welcomes New Tenants

The UNIQUE Group, a brand alliance of real estate investor Peter Kolb, has signed additional leases for its New Work campus, THE UNIQUE, located in the Gatelands Business Park Kienberg near the capital city’s airport. In October, the DHL Group moved into approximately 500 sqm of the sustainable office building, which offers a Green Building certification (DGNB), low-emission building technology, and a mobility concept for e-scooters, electric cars, and bicycles. Additionally, S & L Connect, a John Deere dealer and a company of the Senwes Group in South Africa, signed a lease for another 500 sqm this summer. The service provider, product dealer, and consultant for agricultural machinery, lawn care, and property maintenance, which now operates from 11 locations in eastern Germany, began its operations on the UNIQUE campus in late summer 2024. Furthermore, a solar industry company has leased another 500 sqm.

THE UNIQUE is an office property for everyone who wants to work in a highly professional environment at a nationally and internationally well-connected location. At the same time, we have successfully created a diverse tenant mix here: from corporations to medium-sized businesses from Berlin and Brandenburg to small regional companies.”

The medium-sized tenants come from sectors such as PropTech, construction, marketing, recruitment, and business consulting. Spaces are divisible starting from approximately 200 sqm and are available for rent starting at €15 per square meter. If desired, UNIQUE also supports tenants with interior fit-outs, for example, to create a suitable and healthy working environment. Through a partnership between THE UNIQUE and the office furniture and equipment brand "Sedus," tenants receive special conditions.

Sustainability and New Work on the UNIQUE Campus

THE UNIQUE was developed as a campus for sustainable living and working between 2021 and 2023 and has been awarded the Gold Certificate by the German Sustainable Building Council (DGNB). The complex comprises a seven-story office building with approximately 9,500 sqm and a serviced apartment building under the "ipartment" brand, featuring 159 units and 6,500 sqm gross floor area for temporary business stays. Thanks to its proximity to the capital’s airport, the office complex is directly connected to both national and international transport infrastructure as well as the city center.

The leased office spaces at THE UNIQUE are complemented by shared indoor and outdoor facilities, including a park-like landscaped garden, a lobby, and an Italian restaurant with a sun terrace on the ground floor. Additionally, the serviced apartment building offers accommodation and amenities such as a lounge, kiosk, and workspace. An airport shuttle ensures convenient and quick access to the airport.

THE UNIQUE offers the first gastronomic option in the Gatelands Business Park Kienberg

THE UNIQUE enhances the emerging business district on the outskirts of the capital with a variety of gastronomic and commercial offerings. Opened in summer 2024, Tony’s Pizzeria Airport provides everything from breakfast to lunch, to-go options, and an evening menu, catering to culinary needs at the site. Event services for business events as well as meeting and conference rooms are also available for booking.

“What makes the UNIQUE Campus special is that it is open to everyone who wants to be part of life in the new district—from employees and guests of the serviced apartment building to residents and locals from the region. In collaboration with the restaurant operator Cloud Nine Cuisine GmbH, THE UNIQUE offers events for families, public viewing for football fans, after-work parties, and more,” explains Jasmin Samiri, Managing Director of Unique Invest GmbH (UNIQUE Group), which manages the property.

A similar concept under the UNIQUE brand will launch in 2025 with the project Municorn in Munich’s Sugar Valley.
