The GLS Bank and Bürgerstadt AG have raised the topping-out wreath for their forward-looking construction project Greenfields Buckow on the Buckower Fields in Berlin-Neukölln. Using timber modular construction, five multi-family residential buildings and three commercial units are being built on around 8,800 square meters.
In the presence of Christian Gaebler, Senator for Urban Development, Building and Housing, as well as Martin Hikel, District Mayor of Neukölln, the developers celebrated the topping-out ceremony together with their construction team – marking a major milestone in the project.
Senator Christian Gaebler: “Creating vibrant, innovative, socially mixed and affordable residential quarters – and thus providing a good and safe home for Berlin’s citizens – is a central task in our city. That is our claim for sustainable urban development policy. What’s especially significant in this project is the cooperative commitment: with the Greenfields Buckow generational quarter, GLS Bank and Bürgerstadt AG are making an important contribution. I sincerely thank those responsible for this.”

Greenfields Buckow realizes the vision of a diverse urban neighborhood and creates affordable housing for people in various life situations. Of the 106 apartments in the quarter, 61 are barrier-free, and 71 are part of subsidized housing programs.
The plans include a generational house for the urban citizens’ cooperative, a residence for young mothers or fathers with children (operated by Corvus GmbH), a home for homeless seniors (run by GEBEWO gGmbH), as well as two mixed-use buildings with shops and a café. Social service providers account for 30% of the project; the same share is designated for cooperative housing. This means that around two-thirds of the project is dedicated to the common good, while the remaining part will be rented privately.
The new generational quarter combines social responsibility with a clear ecological ambition. Wood is a central component of the architectural concept at Greenfields Buckow, particularly cross-laminated timber (CLT). A total of 3,780 m³ of wood is being used, which binds approximately 2,900 tons of CO₂. This means that the CO₂ stored in the construction materials effectively offsets the average emissions of the 106 households for about three years – a significant contribution to climate protection.
The five- and four-story buildings offer a diverse mix of 2-, 3-, and 4-room apartments. Residents will share a garden area as a communal meeting space. Green façades and on-site energy generation through photovoltaic systems complete the sustainable concept of this intergenerational neighborhood.
The design of the generational quarter was developed by Partner & Partner Architekten. It was further developed by Austrian timber construction specialist b_solution, which is also responsible for the implementation of the timber modular construction.
