Vattenfall takes over EDGE Südkreuz for Germany headquarters in Berlin

Vattenfall is taking over the building of the future German headquarters from project developer EDGE three years after the foundation stone was laid. Around 1,600 Vattenfall employees will work in the modern, innovative and sustainable building on around 22,000 sqm of rented space in the future.

The EDGE Südkreuz is the largest timber-hybrid office building in Germany. When compared to conventional reinforced concrete construction, the innovative combination of wood and concrete significantly reduces CO2 emissions generated in the production of the building shell by up to 80% per square meter of floor space.

Christian Barthélémy, CEO, Vattenfall Germany: "With the handover of the timber-hybrid building, we have reached an important milestone. Because this project underlines: we are pursuing our goals of decarbonisation and a fossil-free energy supply also in our own working environment. I would like to thank the project developer EDGE for their cooperation, as well as the architects, the city of Berlin and, above all, all the companies involved in the construction and their employees. Under pandemic conditions, it was not easy for all those involved to carry out such an outstanding pioneering project. So it's even better to see the finished building with the spectacular atrium knowing that we'll soon be bringing this modern working environment to life with our employees."

"EDGE Südkreuz is a milestone in German office project development. For the first time, a project of this size was built using a timber-hybrid construction method, posing a unique challenge to all those involved in the project on partially unknown terrain. This house's CO2 balance is up to 50% better than that of a conventionally built building, making it an important contribution to climate protection. By combining spectacular interior design and smart building technology, EDGE Südkreuz has created a workplace that sets the bar. EDGE Südkreuz demonstrates what is already possible today at a time when the office contributes significantly to a company's identity. We wish Vattenfall much happiness and success in their new building ", says Martin Rodeck, EDGE's Executive Commercial Director Germany.

Vattenfall will continue to install building equipment, IT technology, and furnish the building over the next few months. The relocation of approximately 1,600 employees is set to begin in late August and be completed by mid-September 2022. Employees who previously worked at five different locations in Berlin have been brought together for the first time. The lease is for ten years with the option to renew.

Vattenfall is reducing office space by moving to a shared headquarters, optimizing its own energy consumption, and conserving resources. The new and environmentally friendly office building is run with an optimized energy balance. It has cutting-edge digital technology as well as an e-mobility charging infrastructure for fleet vehicles and e-bikes. Vattenfall Energy Solutions GmbH takes over the heating and cooling supply, including the smaller neighboring building, using a combined heat and power plant, among other things. It maintains a CO2-neutral footprint by sourcing biomethane.

The building also meets the highest ecological standards, which benefits employee well-being. Almost everywhere inside the building, you can see and smell wood, which creates a particularly pleasant atmosphere. The building, which is particularly sustainable due in part to this method of construction, is aiming for DGNB Platinum quality seal certification. Furthermore, the building will receive a WELL certificate, which documents the building's contribution to the health and well-being of its users, such as lighting, indoor climate, exercise, nutrition, ergonomics, and acoustics.
