The second construction phase of the new centrally located residential quarter PANDION MIDTOWN on Landsberger Allee in Berlin-Friedrichshain has been completed. Bollinger + Fehlig Architekten (BFA) handed over the five residential buildings they designed to the client PANDION AG on schedule. In addition to the architectural design, BFA was also commissioned by PANDION AG with the service phases LPH2 (preliminary planning) to LPH8 (supervision of construction) in this construction phase. Construction of the project started in June 2021.
Located between Landsberger Allee and Pufendorfstrasse, the modern ensemble is both quiet and central and rises up on historical ground: the 4,605 m² site area was once part of the grounds of the "Böhmisches Brauhaus", founded in 1868, whose planned use and thus reactivation will create new living space. The new seven-storey buildings on the edge of the former brewery site offer 78 condominiums and 33 rental apartments as well as a modern inner courtyard, a commercial unit on the first floor and an underground car park with 44 parking spaces and space for 222 bicycles.
Two different typologies were designed for the five buildings. For example, the stairwell in the corner building facing the lively Landsberger Allee is located inside the building, while the houses on the quiet Pufendorfstrasse have external stairwells. The façades, designed as external thermal insulation composite systems, also follow different concepts. While the house on Landsberger Allee features windows framed by chamfers and clinker brick slips, the other buildings were given light-colored plaster façades accentuated by mosaic surfaces. Towards the shared inner courtyard, horizontal bands of light-colored plaster emphasize the generous openings of the loggias in the façade.
The four construction phases of the new PANDION MIDTOWN residential quarter, with around 400 residential units, were designed by four different architectural firms. The final construction phase is scheduled for completion in 2026.
