Groundbreaking ceremony for Aurelis Unternehmerpark in Schönefeld

Aurelis Real Estate celebrated the ground-breaking ceremony for the first construction phase of the Unternehmerpark in Schönefeld on April 23, 2024, with around 100 invited guests. On Bohnsdorfer Weg, eleven Unternehmerpark units will be built on a total area of 12.4 hectares, spread across three buildings. They will each be built in separate construction phases. The first construction phase will provide 9,200 sqm of hall space and 2,300 sqm of office space. There will also be around 900 sqm of storage space on the mezzanine floor. Completion is scheduled for the end of 2024.

“The area surrounding BER Airport is developing very dynamically. We are also contributing to this with our new business park and can provide urgently needed commercial development space here. We have created all the conditions for this in good cooperation with the municipality. Now, with the ground-breaking ceremony, we can move on to implementation. With our general contractor List-Bau Nord, we have a strong partner at our side,” explains Christin Schulz, Head of Aurelis Region North, adding: ”The talks we have already held with prospective tenants for the space confirm the need for small-scale, flexible spaces. During the construction phase, we expect demand to increase significantly once again.”

Focus on flexible use and sustainability

The individual units of the business park are divisible from a hall size of approx. 650 square meters and will each have separate office and social units. This enables flexible use for companies in the areas of warehousing, logistics, production and assembly. “Our business park offers ideal conditions for both established companies and start-ups. The contemporary layout of the area creates a campus character that invites cross-company exchange and collaboration,” says Schulz.

In addition to flexible and modular use, the focus of the development is on sustainability in construction and use. This is reflected, among other things, in increased thermal insulation, a photovoltaic system on the partially green roof, e-charging columns and intelligent, energy-saving LED hall lighting. DGNB certification in the Gold Standard is being sought.

Public development with all supply and disposal lines has been taking place on the Unternehmerpark site since summer 2023. This includes an approximately one-kilometer-long transversal, which is currently being completed.

Construction expansion and development prospects: Future phases of the business park

In the second construction phase, logistics halls with around 15,600 square meters of warehouse space and 1,600 square meters of office space are to be built. According to current planning, completion is scheduled for early 2026. In the third construction phase, a further 20 Unternehmerpark units with a total area of approx. 16,600 square meters are to be built, including approx. 13,500 square meters of warehouse space and approx. 3,100 square meters of office space.

Aurelis acquired the property in the immediate vicinity of BER Airport in 2017. Two urban development contracts were initially signed with the municipality of Schönefeld in spring 2022. Based on this, the resolution on the articles of association for the overall development of the site was passed in July 2022. Development work began in the third quarter of 2022 and planning permission for the first construction phase was granted in summer 2023.
