Building permit issued for Berlin-Schönefeld

Aurelis Real Estate GmbH receives the building permit for the first of a total of three construction phases of the 12.4-hectare site in Berlin-Schönefeld. The project at Bohnsdorfer Weg, in the direct vicinity of Schönefeld Airport, comprises the realization of a total of eleven modern entrepreneurial park units in the first phase.

The first construction phase will be realized on a 26,600 square meter plot. The company plans to build an entrepreneur park with 9,200 square meters of hall space, 2,300 square meters of office space and an additional 900 square meters of warehouse mezzanine space on a total area of approximately 12,400 square meters.

Strengthen boom corridor in southeast Berlin and Brandenburg

"With the building permit, we can realize a significant part of the urgently needed commercial development space. The demand is enormous and now we can get started: We are strengthening the boom corridor in Berlin's southeast and Brandenburg and invite interested companies to find out about leasing opportunities and the many options for successful business development," says Christin Schulz, Head of Region North at Aurelis.

In addition to modular use, the Unternehmerpark focuses on sustainability in construction and use. This is made clear, among other things, by a photovoltaic system on the roof and the targeted DGNB certification in the Gold Standard. Aurelis sees companies from the warehousing, logistics, production and assembly segments as the target group for leasing. Use for start-ups is also conceivable.

Completion scheduled for 2024

Construction of the first phase is scheduled to start in the fourth quarter of 2023 - completion is planned for summer 2024. Construction of the public access including all supply and disposal lines is currently underway. The approximately one-kilometer-long transversal is scheduled to be completely built in the first quarter of 2024.

In the second construction phase, a further 20 Unternehmerpark units are to be built with a total area of around 16,600 square meters, including around 13,500 square meters of hall space and around 3,100 square meters of office space. In the third construction phase, logistics halls with around 15,600 square meters of warehouse space and 1,600 square meters of office space are planned. According to the current planning status, completion is expected at the end of 2025.

History: In spring 2022, two urban development contracts were initially signed between the municipality of Berlin-Schönefeld and Aurelis. Based on this, the resolution on the overall development of the site was passed in July 2022. The development work began in the third quarter of 2022.
