The DERECO multi-family-office is constructing the SHED office and commercial park on the shipping channel in Berlin-Neukölln directly at the Sonnenallee S-Bahn station in cooperation with the KLINGSÖHR project developers. In a striking glass-steel construction, four buildings are being built on the waterfront that are meant for offices, research and light industry. Furthermore, space for cultural establishments and gastronomy are planed, so that the SHED can significantly contribute to the vitalization of the district. The project is being developed according to plans from the joint venture of Thomas Müller Ivan Reimann Architects and Realace Architects. The building shell will be finished in July 2022 and the overall completion of the project is planned for the third quarter of 2023.

Thanks to the international private SRH University of Applied Sciences an anchor tenant has already been acquired. The SRH has rented 13,000 square meters and is expected to move into the new facilities, which will be the future central hub for more than 3,500 Berlin students, in August 2023. The rental talks for future spaces are currently taking place.
The SHED is split into four buildings with different architectural concepts, built in a row for 300 meters directly on the waterline of the shipping channel. The four buildings all have their own floor plans and are ideally geared towards various use types like research, production, health, gastronomy and offices. All of the buildings will receive the LEED Gold certification for ESG compliant construction. On the roughly 15,500 square meter large property, in the immediate vicinity of the ESTREL-Tower, a total of 35,000 square meters of gross floor area will be created, enough room for 2,000 workstations. In the underground parking garage, 111 passenger car parking spaces will be designed to be handicapped accessible and equipped with e-charging stations; in addition a bus stop is directly located on the property. The A 100 highway can be reached via its own access road, and the “Sonnenallee” S-Bahn station is a minute's walk away, where the S 41 and S 42 ring rail lines run. In the immediate vicinity of the SHED, DERECO is developing the HOHE NEUN office tower together with KLINGSÖHR, thus making a further contribution to the development of the location.
