The European project developer and investor Verdion has acquired an urban logistics property in Ludwigsfelde, south of Berlin. The 149,800 m² area at Brandenburgische Strasse 51-53 currently includes five buildings with a total of 27,600 m² GFA and has extensive development potential. Verdion will retain two of the units, one of which is leased to Mercedes-Benz, with a total area of 12,500 m² and redevelop the remainder. A total of 62,000 m² of modern, urban logistics space is being created at the location. Construction is expected to start at the end of 2022 on a speculative basis. The new units will be between 5,000 and 40,600 m² in size, offering a whole range of potential tenants the greatest possible flexibility and rapid market entry.
The new buildings will be developed according to high sustainability standards. In addition to the planned generation of renewable energy at the site, the overall energy consumption on site is also to be reduced. Verdion is aiming for DGBN Gold sustainability certification for the new buildings.

The location also matches the ESG criteria of our investment strategy: The Birkengrund regional and bus station is within walking distance and connects the site to the Berlin city center and the public transportation network around the capital. A quick connection to the A10 ring road and the proximity to both Berlin Brandenburg Airport and the city center round off the strong location.”
Verdion has many years of experience in the Berlin market. The company has developed, managed and leased more than 136,650 m² of logistics space in Schönefeld in the immediate vicinity of Berlin Brandenburg Airport. The reference projects include the Verdion Air Link Park and the Verdion Airpark Berlin, which was sold to CBRE Investment Management in 2020.
